Large Format Lobby Floor
About This Project
This commercial lobby floor installation was completed in a mixed-use building in Downtown Long Beach. The space required a floor material that would hold up to daily foot traffic from multiple tenants and their visitors while maintaining a professional appearance. The 24"x24" dark brown porcelain was selected for its PEI 5 wear rating (the highest available, suited for heavy commercial use) and its low maintenance requirements. The decorative inlay strip visible in the photo was a design feature requested by the building owner to define the entry zone from the elevator corridor.
The concrete slab in this downtown building was post-tensioned, so we verified the tendon grid layout with building management before any diamond blade cutting for the inlay strip channel. The inlay strip itself is a contrasting tile set into a routed channel in the main field — a detail that requires precise cutting and alignment to look clean at the transitions. We used epoxy grout throughout the lobby for its stain resistance and durability under the cleaning protocols used by the building's maintenance crew.
