Commercial Tile Installation
High-traffic porcelain and stone tile for offices, restaurants, retail spaces, and mixed-use buildings in Downtown Long Beach and surrounding neighborhoods.
Commercial Tile Work in the Downtown Long Beach Corridor
Commercial tile installation differs from residential work in a few specific ways that matter for long-term performance. The tile selection needs to account for COF (coefficient of friction) ratings — the ANSI A137.1 standard requires a minimum 0.42 COF for floor tile in commercial settings, and areas that may get wet (restaurant entries, restrooms, lobbies near exterior doors) should exceed that. We specify tile with appropriate slip resistance for the actual conditions of each space rather than defaulting to whatever looks good in a showroom.
Setting materials for commercial applications also differ. Epoxy thinset is often the right choice for restaurant kitchens and food service areas because it resists grease and cleaning chemicals that degrade standard Portland cement mortars over time. For large-format porcelain in lobbies and common areas, we use large-and-heavy tile mortar (conforming to ANSI A118.15) and apply it with the appropriate notched trowel to achieve 95% or greater coverage, which is the commercial standard versus the 80% minimum required for residential floors.
Working in Occupied Buildings
Downtown Long Beach has a significant stock of mixed-use buildings where retail or office tenants are operating while renovation work happens in adjacent or adjacent-floor spaces. We are comfortable with phased installation schedules, working in sections to keep portions of the space operational, and coordinating with building management on freight elevator access, dust containment, and end-of-day cleanup. Many of the buildings along Ocean Boulevard and the Pine Avenue corridor have HOA or building management requirements for contractor hours and access — we know these constraints and plan around them.
